Lex Koller Exemption

ASA has been granted a special, extremely rarely granted exemption from the Swiss "Lex Koller" law, which restricts the acquisition of real estate by non-Swiss residents (usually restricted to holiday homes with quotas, permit requirements, investment limits, size limits). Due to this unique exemption, foreign (non-Swiss) buyers are able to acquire and transfer residential property at ASA without authorization until the end of 2030.

Swiss property in good locations has been one of the most stable investments over prolonged periods of time. For example, over the last 15 years Swiss property has appreciated in value by an average of 2.67% per year (40% in total[1]). ASA is located in the Canton of Uri, which is located in Central Switzerland. During the same period Central Switzerland experienced average capital appreciation of 2.73% per year (41% in total). This is a stable and sustainable level of capital appreciation, which creates an ideal location for Asset Protection.

Recently the best performing property market in Switzerland has been Lake Geneva. Over the last 15 years this area experienced a 107.39% rise in values (average 7.16% per year). Lake Geneva, like all other areas of Switzerland, is however affected by the Lex Koller law and is a closed property market for non-Swiss residents. Many unrestricted property markets (London, New York, Paris, etc) have experienced a dramatic increase in prices due to foreign investors. In London, currently more than 50% of property sales above £2,000,000 are bought by overseas buyers[2]. For comparison, over the last 15 years London has experienced 270% appreciation[3] (average 18.03% per year or 11.13% higher than Lake Geneva). During the same period, Paris experienced 188% appreciation[4] (average 12.5% per year or 5.34% higher than Lake Geneva).

Due to the Lex Koller legislation, it is generally very difficult (in most cases impossible) for foreigners to purchase property in Switzerland. ASA is now the only Swiss residential property without any foreign owner restrictions. Foreign investment can now flow freely into ASA from every country in the world.

Many international people desire to own property in Switzerland, but it is known as an extremely strict and closed property market for foreign buyers/investors. We therefore expect a substantial level of investment demand for ASA from international countries. We feel this will drive faster and higher levels of capital appreciation than any other area in Switzerland.
